7 Steps to Build On Your Lot in Northeast Florida

  We offer an efficient, proven, 7-step process to build the home of your dreams on your land. You find the land, and we’ll take care of everything else. Here’s how we do it:   Step 1: Find Land   If you don't already own land, this is the first thing you'll need to do in order to build your new home. In Northeast Florida, you have plenty of options for where to live and what type of lifestyle you'd like to enjoy. A few questions to ask yourself are:  
  • Do I want to be in a subdivision?
  • Do I need space (indoor and outdoor) for my family to grow?
  • Do I want an HOA to take care of exterior maintenance?
  • How much privacy will I want?
  • Do I want to maintain a large yard?
  • What's the distance to school, work, and shopping?
  • Does the cost of land fit into my budget?
  Tip: Be sure to ask your lender about construction-to-permanent loans so that you can roll the land and home into one loan.   Step 2: Select Your Floorplan   Once your land is secured, it's time to choose your floorplan! You'll work with a Build on Your Land Specialist to narrow down your options based on your needs and preferences. We offer 30 floorplans, so you're sure to find one that is perfect for you. Once your plan is chosen, you will:  
  • Choose all of the options you may want, along with exterior colors
  • Approve of any structural changes to the plan
  • Obtain a pre-approval letter from your lender
  • Sign a contract to build with 10% down
  Step 3: Draft Plans   We will draft blueprints of the home that our Project Managers will use to begin construction. This process can take up to four weeks. When finished, you will sign and date your approval.   Blog3 Tuscany 1   Step 4: Walk Your Lot   You can start really envisioning where your home will be placed and what your yard might look like when we walk the lot. This takes about an hour and involves you, your Project Manager, and your Build on Your Land Specialist. During this walk we are determining what needs to be done to clear and grade the land, where utilities will be placed, and how the home will be positioned. We'll take lots of precise measurements for items like property elevation, driveway length, sidewalk placement, garage location, and more.   Step 5: Choose Design Finishes   Now for the fun part! During your Design Studio appointment you can choose all the selections that will make your new home feel like a reflection of you. Bring with you any inspiration photos and work with our professional designers to pick cabinets, paint colors, flooring, trim, light fixtures, countertops, and any other non-structural items that were not decided upon at the time of contract. Your personal designer will work within your allotted budget to make sure your home is beautiful without breaking the bank.   Step 6: Secure Permits   Your team will secure all the necessary permits to build in Florida's Clay, Duval, Flagler, Nassau, and St. Johns counties. We also take care of all the necessary prep work to apply for the permits, including:  
  • A complete set of plans
  • Soil Test
  • Survey
  • Roof Truss Plans
  • Site Plan showing septic/sewer
  • Energy calculation forms
  • ARB approval
  • Impact fees, tap fees, and any other necessary fees.
  Note: It can take six to eight weeks to complete the permitting process.    Step 7: Start Construction!   This is the moment you've been waiting for! Your home is ready to be built on your land. Within 6 to 7 months from permit approval, you'll have a brand new, never used, modern home that’s complete and ready for you to move in. All you have to do is walk through the front door, get settled, and enjoy your new Dream Finders home for years to come.
